MANAGEMENT
Value Companies, through its affiliates Value Realty Inc. and Value Asset Management, Inc. (VAM), manages 3,226 apartment residences across fifteen community developments in three states. Validating our expertise derived from managing its own portfolios, Value Companies also provides management services to non-affiliated owners and has acted as court appointed workout specialist in distressed situations for commercial banks and other lenders. From real estate portfolios to single local assets, Value has the range of services to provide value-maximizing solutions to owners of residential multifamily assets.

VALUE REALTY, INC.
Value Realty, Inc., Value Companies’ primary brokerage and management company, provides the management of the company-owned apartment portfolio, as well as the new home and condominium sales services for all of Value’s for-sale communities. Value Realty maintains an excellent relationship with the local real estate brokerage community and third-party sales and marketing-consulting firms.

VALUE ASSET MANAGEMENT, INC. (VAM)
Value Asset Management, Inc. (VAM) provides full-service management capabilities and customized asset solutions to third party real estate investment and property owner clients. Leveraging the Value Realty management platform, this division develops and implements proactive and comprehensive multifamily management plans that greatly benefit client apartment communities in customer service, maintenance, operations, leasing, occupancy and marketing. A “hands-on” approach includes staffing communities with the kind of multifamily professionals, leasing agents and maintenance personnel that have been instrumental in crafting Value’s sterling reputation for 60+ years. In addition, VAM specializes in value-add multifamily investments; properties where there are opportunities to redevelop, reposition, or generally improve the fixed assets, curb appeal, resident relations, maintenance operations and other programs that make improving real estate an exercise in community building and value creation.

VAM also performs asset management services for banks, institutional investors and lenders. The firm’s experience includes acting as a court appointed receiver or workout specialist in distressed situations for: 340 condominium units at Canterbury Mews; 228 condominium units at Heritage Lakes at The Quarry; 119 condominium and rental units at Clermont Cove; 222 rental units at Woodmere Apartments; and 196 rental units at River Drive Apartments. Value Companies has also acquired for its own portfolio assets in foreclosure/distress, all of which Value Companies continues to own and manage some twenty years later including: Crestview Apartments in Parlin, New Jersey; Creek Village Apartments in Levittown, Pennsylvania; and Sutton Hill Apartments in Middletown, New York.
VAM CASE STUDY : DORCHESTER MANOR
When Value Asset Management took over management of Dorchester Manor on August 1, 2010 the community stood at 79.5% leased. In less than one month, the company implemented a capital improvement program, resident retention and marketing plans designed to modernize the apartment complex and significantly boost occupancy rates. The end result was an incredible success with 100% of the 200 apartment homes at Dorchester Manor leased as of November 1, 2010.

Since Value Asset Management was retained by the property owners to direct the management, leasing, operations and marketing in August/September 2010, Dorchester Manor has become one of the region’s best performing assets and apartment communities and one of New Jersey’s best managed properties.

Although the property was already well known in the Bergen County area, Value Asset Management provided Dorchester with the opportunity and support to take the community’s performance to the next level. To modernize and significantly update the property, an aggressive $1 million capital improvement program was put in effect. The recently completed upgrade program includes insulated energy efficient windows and apartment entry doors, new shutters, removal and installation of new landscaping, new roofs on select buildings and apartment renovations.

Combining aspects of traditional management with more modern techniques and a more technologically advanced approach, the end result helped strengthen Value’s already sterling reputation for property management and customer service. With efficient and effective management, a high level of resident service and satisfaction and increased leasing velocity and resident retention, Dorchester Manor is a real success – a true testament not only to our company as a whole, but also to our dedicated staff who worked hard to separate Dorchester Manor from the competition and help make the community one of the most desirable assets in the northern New Jersey rental market.

Value/US Title LLC, backed by the quality and strength of Stewart Title Services, offers real estate buyers and lenders the highest levels of customer service and integrity in the title insurance industry.
